This explains the most important parts to know before ordering a home inspection

The Home Inspection & Report

The Home Inspection IS:

  1. A visual inspection of the general systems and components in order to identify items in need of immediate major repair or replacment.
  2. Performed without the use of invasive or destructive measures.
  3. Performed in readily accessible areas only.
  4. Performed in compliance with the standards of practice established for Home Inspectors by the State of New York

The Home Inspection Report:

  1. Reflects the observed conditions at the time of the inspectionWhen things deteriorate after the inspection or if there is a change in the condition of an inspected item (shortly) after the inspection, we can’t be held liable for that.
  2. The content and findings of the report are confidential.The release of information contained in the report is prohibited without the permission of the client and the home inspection company.
  3. Is unique to the property and to the home inspector.Just like two homes are not alike, not two inspectors or two inspection reports are never alike.
  4. Should be used as a general overview of the observed conditions, that may or may not prompt further actions.
  5. Does not contain a list of referrals or recommendations to third party specialized inspectors and contractors of any type.In order to remain objective, referring independent contractors and/or the inspector receiving kick-backs when referring contractors, is prohibited!

Client Responsibilities & Must-Reads:

  1. Any follow-up recommendations, such as noted on the “Summary and Recommendations” sections in the report, are the responsibility of the client
  2. A component or system that has been identified as “Significantly Deficient” is unsafe and/or not functioning as designed in the opinion of the inspector.
  3. Client assumes all responsibilities pertaining to the conditions of the areas that are concealed, and therefore not inspected by us.
  4. Client must call 607-684-4167 immediately with any concerns contrary to the reported conditions.
  5. Client Should contact us prior to making ANY repairs when you have questions about something or confused by a finding in the report. Unless there is an emergency situation and waiting would increase the condition of an inspected item rapidly.
  6. Additional inspections, investigations and testing, as well as repairs, done by specialists, should be considered when problems are found by us

The Home Inspection is NOT:

  1. Is not a warranty, guarantee or insurance policySystems and components are visually inspected and operated with normal controls without regard to life expectancy as specified in the NYS Home Inspection Standards of Practice.
  1. Is not a substitute for the Real Estate Property Disclosure  document furnished by the seller
  1. Is not an engineering analysis, a building code compliance report, a certificate of occupancy, or a zoning ordinance reportThe inspection process and report are not designed or intended to be technically exhaustive.
  1. Is not a property survey or property appraisal of value
  1. Is not a specialized testThe inspector is a generalist, not an expert in any particular area or trade.
  2. Going to be conducted in areas that are blocked, sealed or concealed.
  3. A permission for us to forcibly gain access.
  4. Performed by conducting destructive testing or dismantling a complex system.(We do remove covers/panel doors in order to view the electric panel or a furnace or something else pdf which the access feature is easily removed and placed back.)

The Home Inspection does NOT include:

  1. Fire and security systems, intercoms, telephones, televisions, satellite systems, cables systems components and wiring.
  2. Radio controlled devices, elevators, lifts and dumbwaiters. Timer controls for thermostats, lighting, hot water set-backs, motion sensors, etc.
  3. Water softeners, water filters and any other treatment or purification systems.
  4. Pools, spas, saunas, steam bath fixtures and components, unless specifically ordered by client “as an additional service”.
  5. Asbestos, lead, formaldehyde, electromagnetic radiation, radon, mold, above ground storage tanks, underground storage tanks or any other environmental hazard unless specifically ordered by client as an additional service.
  6. Termites, carpenter ants, powder post beetles, borers or any other wood-destroying inspect unless specifically ordered by the client as an additional service.
  7. Private wells, water flow rates, water purity, water potability, water lead, water nitrates/nitrites, private septic system components and effectiveness unless specifically ordered by the client as an additional service.
  8. Kitchen and laundry appliances unless ordered by the client “as an additional service”.
